Varian Ranch is a gated 48-homesite community located 10 miles southeast of the city of San Luis Obispo and 7 miles northeast of Arroyo Grande. It was the first Agricultural Cluster Development approved in San Luis Obispo County, consisting of 3,127 total acres. Each of the 48 individual homesites range in size from 0.5 to 2 acres with the homesites clustered in the northwest corner of the Ranch.
The remainder of the ranch, over 3.000 acres, is owned and managed by the Varian Ranch Homeowners Association. These acres have been placed into an Open Space Agreement with San Luis Obispo County to ensure the vast majority of the ranch remains in its natural state used for agricultural purposes. These open space acres, known to residents as “Lot 49” are primarily used as a working cattle ranch along with 80 acres of commercial citrus and avocado orchards.
Varian Ranch is managed by a Homeowner’s association, and the 48 HOA Members have full access to the association common area
amenities, including:
- A Community “Ranch House” available for meetings and events with a full kitchen, meeting space, game room and a large patio with fire pit and barbeque grill. Members can also reserve the Ranch House for private events.
- A large 76’ x 25’ swimming pool and a 9-foot diameter heated spa.
- Two regulation-size tennis courts.
- Community orchard with approximately 50 citrus and fruit trees.
- An equestrian center with a 40-stall barn complex, 35,000-square-foot riding arena that includes a 55-foot round pen, and multiple horse pastures.
- Over 3,000 acres open space that include more than 25 miles of sign-posted private trails that members may use for hiking, bicycle riding and horseback riding. Motorized vehicles are not allowed except for agricultural business and maintenance.
Water service to the 48 residences and the HOA facilities is provided by the Varian Ranch Mutual Water Company (
VRMWC) that serves only the Varian Ranch community.
