1. To assure the ranch is managed in such a way as to always favor agriculture over any other use on the ranch.
2. To provide maintenance of all community roads and utilities.
3. To maintain water delivery system. (Managed by a separate mutual water company corporation)
4. To maintain financial records on the Homeowners Association.
5. To enforce the CC&R's of Homeowner's Association.
6. Have regular meetings to resolve problems that arise.
7. To encourage members to participate actively in a lifestyle that builds self esteem.
8. To develop programs using the ranch that will help parents in the development of their children by teaching:
A. Horseback riding
B. Working with livestock
C. Appreciation of the land
D. Creating jobs that are meaningful and that are both beneficial to the ranch and teach work habits and skills to the children.
E. To be good neighbors with surrounding property owners.
The agricultural operations on the ranch consist of cattle grazing and commercial citrus and avocado orchard leases. The rent payments from these two leases, along with monthly HOA assessments from the Members are used to offset the expenses of operating the ranch and multiple amenities. The HOA Board of Directors establishes the operating budget and a reserves plan annually, which includes the monthly assessment required to balance the budget.
Architectural Control
Varian Ranch has an Architectural Review Committee (ARC) consisting of four appointed HOA Members plus a local licensed architect for the purposes of ensuring the design criteria listed in the Varian Ranch Covenants, Conditions and Restrictions (CC&Rs) is followed by all residents and the HOA. This includes original property construction and landscaping as well as any subsequent revisions or additions.
